Great news! If you’re reading this, you have already taken the first step… Which just happens to be the biggest one. YOU HAVE DECIDED TO BUY A HOME! Whew, we got that one out of the way, now what?

Now we move on to the second step, that’s what! Step two entails finishing this article that was written specifically for you, calling us, then calling one of the lenders on our power partners page! That page is located under the ”Buying” tab. This second step is beyond crucial... Not all lenders are made equal and not all lenders are available like these hand picked ones are. You can‘t go wrong with these experienced people! The last thing we want is for you to find your dream home, get it under contract, then find out that your lender won‘t finance you at the closing table. Yes, that happens more often than you think and that’s no bueno. You cannot go one step further without calling a lender and turning in all of your documents. A pre-approval that stands out is key in this tough market. The only way you can skip step two is if you are a cash buyer!!!

Step three, the most exciting yet exhausting step of all, house hunting and going under contract on your dream home! This is where we come in... We will be by your side every step of the way ensuring that the home you love will qualify for the type of loan you are using. We will advise you on inspections, surveys, pros and cons, and potential maintenance that the home of your choice may need in the near future. We swear, we don’t just handle the paperwork, we are way more valuable than that! When it‘s time for surveys and inspections, you are more than welcome to use your own companies that you trust, but if you don‘t have one and don’t know where to start we will absolutely refer you to the qualified professionals on our power partners page. We want you to keep in mind that the exhausting part of step three lies in the possibility of having to submit multiple offers because you’re trying win against multiple offers in this tough market. Although we are wonderful, sharp, creative, and experienced, we cannot guarantee that you will win your first offer! It can be emotional and is a process of it‘s own, however, if that happens to you it is well worth the wait. Positivity is so important in a Real Estate transaction!!!

Now that we have made it through all of the details, we get to move on to step four, the final walk through. This walk through is where we meet with you at your soon to be home and make sure that nothing has gone awry while we have all been focused on the little things to get you closed. Basically, we need to make sure the house hasn’t burnt down, flooded, fell in a sink hole, etc. DO NOT, WE REPEAT, DO NOT SKIP THE FINAL WALK THROUGH!!!

We made it! We are at step five, the final step, the closing table! In a sellers market, we know that by now you will have felt like it was a rough ride, but you will have made it and it‘s so worth it! It’s excitement, it’s pride, it’s your future, it’s your home… The house is YOURS because the hard part is over and you’re about to sign for it. DO NOT FORGET YOUR DRIVERS LICENSES OR ANYTHING ELSE THE TITLE COMPANY HAS ASKED FOR! Don’t worry, we will still be by your side to remind you.
